Rigor in the request. Clarity in the decision.

We prepare the prior information request, our architects sign it, we file it with the city council and we stay with every client until the decision.

Technology and regulation. Applied to your PIP.

We brought together technology, management and experience in regulation and construction in Porto, and focused that work on the PIP: where the land, the paperwork and the rules meet an investment plan.

Understand the project. Ground the next step.

  • Depth of analysis.

We match the project's intent against the property's conditions and the regulations. Every conclusion shows its basis.

  • Technology that serves judgment.

Proprietary technology speeds up research and preparation; judgment stays with the team and the architects.

  • Clear commitments.

Scope, deliverables and follow-up are set out in the proposal. We separate what is confirmed from what still needs clarifying.

From the property to the municipal decision. Without leaving you halfway.

We start by matching the land registry documents to the property's location and boundaries. We define the proposal and cross-check the plans, constraints and municipal history against the program you intend to present.

Preparation organizes the planning rationale, the descriptive report and the application. Sources, assumptions and open questions travel with the study. The studies and technical documents Apto Group delivers are reviewed and signed by architects registered with the Ordem dos Arquitectos, Portugal's professional body for architects. They carry technical and legal weight within the scope of the work signed: the signature identifies the author and their professional responsibility for the documents they sign.

We then file the request with the city council and follow the process through to the decision: we confirm delivery, track the review, answer requests for information and explain the outcome to you.

Guides with context, dates and sources. Published by Apto Group.

The guides are published by Apto Group and connect the questions involved in preparing a PIP with Portuguese legislation and municipal sources. Each article shows when it was last updated and the references to explore the topic further. Illustrative examples help organize the decision and the paperwork.

The public guides provide general information; the technical documents of a contracted service are reviewed and signed by architects, who take professional responsibility for the work they sign. To apply a guide to your case, the property, the project and the applicable procedure must be confirmed. If you spot information that needs reviewing, you can let the team know through the contact page.
